If you're in the market for a new roof you may have found that roof warranties vary significantly. Typically, it comes down to one of two warranty types: “prorated” and “non-prorated” and it's important to understand both.
What is prorated?
A prorated warranty covers the costs of repair and replacement, but the coverage diminishes over time. Typically a prorated warranty lessens the amount a manufacturer is required to pay towards replacement or repairs of your roof regarding defects in their product. For example, if there is a defect in your roof after the install it will be taken care of completely by the manufacturer but each year 5% less of the cost is covered.
What is non-prorated?
A non prorated warranty covers the full costs of repair and replacement for the lifetime of the warranty. Whether it’s the first year or the final year of its coverage the manufacturer's responsibility does not decrease with time, it lasts for the entire life of the warranty.
